Multi-family ADU

Recent changes to California’s state ADU laws allow adding accessory units to larger multi-family buildings.
In buildings with underused space, ADUs are an excellent way to generate additional income from the space that you already have—often while also making other improvements to the building that benefit your existing tenants.
Facts About Multi-family ADUs
Within existing multiple family structures:
- Up to 25% of the existing multiple family units may be ADUs, or one unit, whichever is greater
- 2 accessory dwelling units detached from the multiple family dwelling are permitted, subject to a height limit of 16 feet and 4-foot rear and side setbacks
- If a detached ADU is on a lot with an existing or proposed multi-story multiple family dwelling, the ADU may be up to 18 feet tall.
- Any ADU within a multiple family development must have a rental period of over 30 days
Types of Multiple Family ADUs
Detached ADU: You can build up to two detached ADUs on the same multiple family lot using the minimal 4’ side and rear setback requirements.
Attached ADU: You can convert existing non-livable interior spaces of a building such as parking garages, recreation rooms, storage areas, attics, and basements. You cannot convert spaces that are currently living spaces into ADUs.
Over carport ADU: You can convert the space over a carport to create more habitable units. However, you can't convert uncovered parking — like a parking lot.
Parking Conversion: Multi-family properties located within a half-mile of public transit can convert an existing parking garage to ADUs.
